A Small Ocean View House located on the Bay is fitted to a narrow lot between existing condominiums and single-family house. A modern, open plan with top floor living provides view to the bay. Addition concerns were flood zones, dune protection, architectural standards requirements, and feisty neighbors. The builder is Mid-Atlantic Custom Builders.

A new design has been created by Wermers Design on the waterfront in Bay Colony, Virginia Beach. The Brick and Stone structure fits tightly on its site in the Chesapeake Bay Preservation Area, limiting the allowable footprint of the house. The design is for a simple white brick house with open interiors and plenty of windows for views and light. The floor area of the Living Space is approximately 5600 square feet. The Design Development sketch below shows a view from the water.

The design was a concept developed 100+ units in downtown Portsmouth at 700 Crawford Street. In a flood zone, parking has been located on the ground floor with 4 living stories above.
This project was intended to be the first building in a new Biotech Research Building in Virginia Beach. The concept was developed in 2018. The building and the Park were never realized (at least not yet), but it was a fun exercise in collaboration with Lyall Design.
